Understanding our rental application requirements
Income Requirements
Applicants must demonstrate a combined gross income of at least 2.5 times the monthly rent.
- Income verification required (pay stubs, bank statements, etc.)
- Self-employed applicants must provide additional documentation
- Co-signers may be considered on a case-by-case basis
Credit Requirements
A minimum credit score of 700 is required for all applicants.
- Full credit report will be obtained
- Bankruptcy must be discharged for at least 2 years
- No outstanding collections or judgments
Application Fee
A non-refundable application fee of $40 per adult applicant is required.
- Covers credit and background check
- Processing time is typically 2-3 business days
- Payment accepted via credit card or money order
Required Documentation
- Valid government-issued photo ID
- Proof of income (last 2 months)
- Previous landlord references
- Proof of employment or job offer letter
Rental History
- Minimum 2 years of positive rental history
- No prior evictions
- No outstanding balances to previous landlords
Background Check
- Criminal background check required
- Employment verification
- Previous address verification
